It is becoming dangerous for Russian tourists and ordinary citizens to have real estate abroad – now they are not only squeezing property from people under sanctions. Such material was published by the Svobodnaya Pressa publication, stating that the cadastral service of Montenegro began to “freeze” real estate owned by Russian citizens. So far, only “sanctioned persons” are under attack, but the authors of the publication are confident that the list will soon be greatly expanded, and that other countries in the region will follow the experience of Montenegro – in particular, Bulgaria, where Russians bought many houses and apartments in the 2010s and 2010s on the coast as a kind of foreign dachas.

According to the publication, the Minister of Internal Affairs of Montenegro said that so far 44 properties owned by some 34 people who appear in the EU sanctions packages have been “frozen”. At the same time, the number of Russians owning real estate in the country is several orders of magnitude higher. “Russia has been the largest investor in the Montenegrin economy over the past 15 years. Over the years, Russian investors have invested at least 1.5 billion euros in this country, that is, an average of 100 million euros per year,” Russian Ambassador to Montenegro Vladislav Maslennikov estimated.

According to realtors, the Russians in full or partial ownership in Montenegro have 20,000 real estate objects and about 400 hectares of land – and mostly in resorts. According to some estimates, their number may be higher – in the “fat years” Russians massively bought houses and apartments in resorts, which they then came to either as a vacation spot or rented out to friends and acquaintances. At the same time, the publication emphasizes that they bought apartments “by no means oligarchs”: a typical owner of such real estate is a person with an above-average income “and nothing more,” experts say.

According to realtors, at the moment, more precisely since the spring, many owners of real estate in Montenegro are trying to sell it. Others, however, hope that it will. Only those persons who are under sanctions fall under the freeze, ordinary people will not be touched, the Russians have too much property there. Take away everything – bring down the entire market and let everyone know that it is unreliable here. No, I won’t sell anything yet, ”the publication cites a typical quote from the owner of Montenegrin real estate. And then he notes that there is logic in this, but the problem is that “Europe is now acting in general contrary to any logic,” while the course taken by the Montenegrin authorities is quite clear.

“Montenegro, dreaming of membership in the EU and has been waiting to join there for almost 12 years, may have decided that its sanctions policy, which will be approved by the collective West, will accelerate this process. Freezing real estate purchased by Russians under the guise of sanctions theoretically means complying with the requirements of the European Union and supporting the anti-Russian agenda, but in fact it is just theft, ”said Dmitry Belik, representative of the State Duma Committee on International Affairs. He also noted that the assets of Russians are tritely attractive, since “resorts have developed”, but for our citizens the current situation represents an additional risk.
